Since 2020, every rented home in England needs its fixed wiring inspected and certified with an EICR — an Electrical Installation Condition Report. How often is an EICR required?
At least every 5 years, or sooner if the report recommends it. You must give a copy to tenants and to the local authority on request.
What does the inspection involve?
A qualified electrician tests the fixed electrical installation — wiring, sockets, consumer unit and fixed appliances — and grades any issues:
