What we do

Done for you, start to finish.

Landlords have a legal duty under health and safety law to assess and control the risk of legionella bacteria in a property's water system. For most ordinary rentals a straightforward risk assessment is all that's needed, with simple control measures and a review every couple of years or whenever the system changes. We carry out the assessment, note any actions (such as flushing infrequently used outlets or adjusting water temperatures), and give you a dated record that shows you've met the duty — then remind you when a review is due.

from £85per property, ex VAT

Any control measures needed are set out clearly and can be carried out for you. Fixed quotes confirmed before any work begins — review every 2 years.

Questions

Common questions

Do landlords legally need a legionella risk assessment?
Yes — landlords have a duty to assess and control the risk of legionella in the water system. For most domestic rentals a simple risk assessment satisfies that duty; you do not usually need expensive testing or treatment.
How much is a legionella risk assessment?
From £85 per property, confirmed before we book.
How often does it need reviewing?
Typically every two years, or sooner if the water system changes or the property has been empty for a while. We track it and remind you.
Is water sampling included?
Most simple rentals do not require sampling — the risk assessment and basic controls are enough. Where a property genuinely needs testing, we will tell you and arrange it.
