For home buyers & first-time buyers · Across the North West

Buying a home? Know it's safe before you move in.

A mortgage valuation or homebuyer survey won't properly test the wiring or the gas. We carry out independent electrical (EICR) and gas safety checks — and explain the EPC — so you know exactly what you're buying and can budget for any work before you move in.

What we do

Peace of mind before you commit.

Buying a home is the biggest purchase most people ever make — but a mortgage valuation, and even a RICS homebuyer survey, only glance at the electrics and gas. They won't tell you whether the consumer unit is dangerous, the wiring is decades old, or the boiler is unsafe. We carry out proper, independent checks so there are no nasty surprises after completion.

An Electrical Installation Condition Report (EICR) reveals the true condition of the fixed wiring and flags anything unsafe. A gas safety check by a Gas Safe registered engineer confirms the boiler and gas appliances are safe. And we'll talk you through the property's EPC — what the running costs mean and what it would take to improve the rating. If anything needs doing, you get a clear fixed quote, so you can budget — or negotiate — before you move in.

Questions

Common questions

Do I need an electrical or gas safety check when buying a house?
There's no legal requirement for a buyer, but it's strongly recommended. A mortgage valuation and even a homebuyer survey don't fully test the wiring or gas — an independent EICR and gas safety check tell you the real condition before you commit.
What is an EICR and why get one when buying?
An Electrical Installation Condition Report is a qualified electrician's inspection of the fixed wiring. It flags anything unsafe (C1 or C2 faults) so you can budget for the work — or use it to renegotiate the price.
Should I get a gas safety check before buying?
Yes. A Gas Safe registered engineer checks the boiler and gas appliances are safe and working, so you don't inherit an expensive or dangerous problem after you move in.
What does the EPC tell me as a buyer?
The seller must provide a valid EPC. It shows the home's energy efficiency and likely running costs, and we'll explain what it would take to improve the rating — useful if you ever plan to let it, where band C is expected by 2030.
I'm a first-time buyer — can you help?
Absolutely. We explain everything in plain English, give you one fixed quote for the checks you want, and arrange access with the agent or seller.
