How often do I need a gas safety certificate (CP12)?
Every 12 months. A Landlord Gas Safety Record (CP12) must be renewed annually by a Gas Safe registered engineer on every gas appliance, flue and pipework — and it needs to be in place before it lapses. We track the date and book it in for you before it's due.
What is an EICR and how often do landlords need one?
An Electrical Installation Condition Report (EICR) checks the property's fixed wiring. Landlords in England need a satisfactory EICR at least every 5 years, and at the start of a new tenancy. We carry it out and put right any C1 or C2 faults for you.
Do you cover my area?
We cover the whole of the North of England — the North West, North East, Yorkshire & the Humber and Cumbria, including Manchester, Liverpool, Leeds, Sheffield, Newcastle, Preston and beyond. Send us your postcode and we'll confirm.
Do you just issue the certificate, or handle everything?
Everything. We become your compliance department — arranging the visit with your tenant, carrying out the work, storing the certificate and reminding you before every renewal falls due. You deal with one team, not six trades.
What EPC rating does a rental property need?
Currently a rental must have an Energy Performance Certificate of at least band E. The minimum is expected to rise to band C by 2030, so we give clear advice on getting ahead of it. An EPC is valid for 10 years.
Can I still use the compliance software?
Yes. Our compliance software is still available for landlords and agents who prefer to track certificates, deadlines and properties themselves — it sits alongside our done-for-you service.
